Who works as a Sales Engineer?

Hi guys…

I am a recently Master of science graduated…and it’s difficult to find job within a short period of time…I’ll have an interview with a software company for the position of junior Sales Engineer…as far as i have no background in this…and i think they know this if they read my resume! so…any advice about the interview…job…anything u know will be appreciated!

I used to be one until about a year ago, when I moved into marketing. In a nutshell, being a sales engineer is about being a GOOD COMMUNICATOR of the value of technical content to a non-technical audience. While it requires technical mastery of the products or services you are helping sell, you need to be good at keeping things simple, brief, and positive, and building on what your sales rep says, rather than correcting him in public because he forgot to cross his T’s or dot his I’s.

Apart from the technical and general communications skills, you need to be outgoing enough to connect with your audience and "get them on your side." There’s always going to be at least one nerd in the room who sees you as a threat, and you have to remember that you’re not there to outdo him; you’re there because you are the expert in your products or services.

You also need to be able to "catch fastballs" when someone asks a probing technical question you don’t have a good answer to. "I’ll check that out and get back to you" is always an acceptable answer.

There aren’t that many good resources on line, but this is the gist of it.

Is the market still ok fore real estates? especially pre-foreclosure homes?

I am new at investing so i need some help to get started. and to make sure if its worth jumping in right now since it has been dying down.

I wouldn’t pay too much attention to NATIONAL media reports on real estate which report a cooling off period recently. Look at your area. Are area businesses doing well? Are they hiring and investing or are they laying off? That will tell you if people are likely to be moving into the area, and therefore, potentially buying a home.

However, when it comes to pre-foreclosure homes, it’s more complex. You really want to focus on the home and specific area where it is located. If you are in an areas where business is doing poor, more pre-foreclosure homes will be available but not many perspective buyers. If business is doing good, well, less pre-foreclosure homes, more competition, but quicker turn-around times.

You have to think this through on a local level, not a national one, especially when it comes to pre-foreclosures. I WOULD NOT buy a pre-foreclosure home in an area where prices have already been driven to record highs. Honestly, I would focus, generally, in less populated areas that did not benefit from past real estate valuation growth. Internet commerce and home/office technologies make these areas ripe for future valuation growth and plenty of pre-foreclosure opportunities exist for investors.

Do I negotiate an offer on a short sale first, or should it go directly to the mortgage company?

I have my home listed as a short sale. My realtor has 3 offers that are $50,000 below the list price. The list price is $25,000 less than what I owe. I am not willing to accept any offers that low, but my realtor says it’s not my call, that he will submit them to my mortgage company without my approval. Can he do this?
My attorney has advised me to take it off the market. When I told the realtor that he told me that he would not break my contract with him. He said that if I had an offer close or at full price, that I would have to sell it. Is this true too?

You are still the owner of the property and you will have to agree to the deal. The lender will have to approve the terms and conditions of the sale in order for you to give clear title to the buyer.

I think your agent is being a bully about this. I suggest you call his/her broker and explain the situation and ask for another agent to work with you. Your listing agreement was with the broker/company, the agent is an agent for the broker/company.

You do not have to sell your property even if a full price offer comes in. BUT, if you reject an offer that meets the price and terms you agreed to when you listed the property, you WILL owe the agent a commission.

At least, that is the way a typical listing agreement is written. I do not know the particulars of yours, and since it is a short sale, there may be other terms.

I suggest you show your listing agreement to your lawyer and take the advice s/he gives you.

Short sale vs foreclosure in Florida? What’s better?

My investment property is in foreclosure stage. I’m planning to short sale it. Will I have to pay taxes on the difference I owe to the bank? How much? What does it depend on whether the IRS sens from 1099 or not? May be I should rather let the house go into the foreclosure? What’s better in my case? Thanks

short sell is better than foreclosure. Only the difference between what you owe and what the bank gets for the house will go on your credit. Foreclosure will go on your credit in addition to difference owed on the house.

From what I have seen, Short sales tend to be priced higher than foreclosure. So you will owe less with a short sale.

French legal problem. Cheating spouse, innocent partner left behind with bills and debts?

Please forgive me that this is quite long. It’s regarding a family friend living in France. I’m certainly not savvy with the French legal system but wondered if somebody here might be. I will try to keep this as short and simple as possible.

English man meets German woman. They marry and live in France. Man sold his house in UK to pay for French house. German wife has two children from previous marriage. English husband takes on parental role and cares for children in their new family home.

German wife works in France and is fluent in French. English husband is not fluent in French but knows enough to get by. He earnt his share of the family income by running a Gite (B&B) from their home and working as a qualified chef on the premises for his paying guests.

Not long later..

German wife has an affair and goes off (permanently) with another man. She is rarely at the family home with betrated husband. Takes children with her. Gite business suffers massively due to economy & collapse of Euro. Husband doesn’t really know enough French to have another job. Children are (literally) dumped on him periodically when it suits her and when she wants to swan off with her new (rich) partner.

Cheating wife is supposed to be paying bills on family home whilst innocent husband pays mortgage. He has little money for housekeeping and frequently has electricity cut off due to unpaid bills. She doesn’t care whether the bills are paid or not. He is living in a big house with a big mortgage on his own and spends most of the day in bed to keep warm and also out of boredom.

He cannot escape and start a new life as all his money is invested in house. House has been up for sale for some 2 years but little interest and no sale looking likely in near future.

What can he do? He has no money and can’t just run away. If he does, he leaves with nothing. Can’t just get a council flat over there like we can here. Can’t start new life with no money. The man is in despair and we are now getting concerned for his mental health.

Wife is still AWOL.

Any advice gratefully accepted.

There is nothing for him to do but move somewhere that he can work. She is not responsible for his debts, but is responsible for half of family debts.

Sounds like the first thinh he needs is to seek mental health care.
